The Laguna Tres Architectural Review Committee (ARC)

serves as the community’s regulatory body, responsible for reviewing and approving any property’s proposed exterior modifications to ensure they align with the neighborhood’s Covenants, Conditions, and Restrictions (CC&Rs).
 
The committee evaluates applications for projects like new fencing, paint colors, or structural additions to maintain aesthetic harmony and protect long-term property values.
 
Their primary goal is to apply community standards consistently and fairly, preventing unregulated changes that could negatively impact the neighborhood’s character.

The Laguna Tres Restrictions and Covenants Committee

acts as a volunteer enforcement arm of the HOA board, specifically focused on monitoring compliance with the community’s Declaration of Covenants, Conditions, and Restrictions (CC&Rs).
 
While the board holds final authority, this committee is typically tasked with conducting regular neighborhood inspections, investigating resident complaints regarding rule violations (such as improper lawn maintenance or unauthorized parking), and recommending specific corrective actions or fines.
 
*Note for both: Under Texas Property Code Section 209.00505, this committee must follow strict transparency rules, including providing written notice for denials and offering owners the right to appeal the decision to the HOA board.

The Laguna Tres Maintenance Committee

is a volunteer-led advisory body that assists the board in overseeing the upkeep and longevity of the community’s common areas and shared assets.

Their primary role involves conducting regular site inspections to identify necessary repairs—such as road & drainage repair and other common area repairs)—and tracking the status of open work orders.  Past additional tasks were working with contractors to repair neighborhood cable tv lines, look into a neighborhood trash contract and replace street lights.

Because maintenance often represents a significant portion of an association’s budget, the committee plays a critical fiduciary role by vetting vendors, reviewing bids for major projects, and ensuring that long-term capital improvements align with the community’s reserve study. In many Texas communities, this committee acts as a bridge between the residents and the board, ensuring that physical property standards are met to protect overall property values.

The Laguna Tres Social Committee

is a volunteer group dedicated to fostering community engagement and "neighborly connections" through organized activities.
 
Their primary role is to plan, budget, and execute a calendar of inclusive events—such as seasonal festivals, pool parties, or community-wide garage sales—that cater to the neighborhood's diverse demographics. Under this committee, members oversee volunteer assistance for our elderly neighbor’s needs.
 
While these committees operate under the board's oversight and typically lack final decision-making authority, they are vital for building community pride and potentially increasing property values by making the neighborhood a more desirable place to live.

The Laguna Tres Volunteer Assistance Projects Committee

is a specialized group of residents dedicated to supporting neighbors who face challenges in maintaining their homes due to age, disability, or financial hardship. Rather than focusing on enforcement, this committee acts as a "neighbor-helping-neighbor" service to foster a compassionate and cohesive community. 
The primary goal is to bridge the gap between residents in need and those willing to help. Some examples might be temporary property maintenance, helping with accessibility and safety, essential errands and social outreach, visiting homebound.

The Laguna Tres Annual Flag Subscription Committee

is a new committee of first responders, retired military and others who have great pride in our country and are humbly sharing their time setting up and breaking down flags for each subscriber for the 5 "flag days" throughout the year. Their goal is to have American flags lining every street in Laguna Tres during these memorial weekends.
installation: volunteers will install a flag, pole & rebar stand in the center by the easement of your front yard
When: a few days before the each of these 5 “flag flying" holidays. Memorial Day, Flag Day, Independence Day, September 11th, & Veteran's Day
removal: volunteers will remove the flag, pole & rebar stand
When: a few days after that "flag flying" holiday
